Housing Starts Missed at 1.221 Million While Permits Held at 1.400 Million

Can builders plan around a 10-year above 5%? They answered twice in one release this morning, and the two answers do not match.

The Breakdown
Starts measure what builders will spend today. Permits measure what they still want the option to build later.

01
Starts came in light
September housing starts ran at 1.221 million against a 1.31 million consensus. August was 1.275 million.
02
Permits did not
September permits held at 1.400 million, close to the 1.395 million consensus and near the August pace.
03
Builders said it first
The NAHB index fell three points to 29 in October, a 14-year low, with mortgage rates above 7%.

What the Headlines Lead With

Monday read as a relief day. The Nasdaq Composite rose 1.11% and the S&P 500 added 0.41%. The Dow slipped 0.07%. Chips did the lifting after the semiconductor index fell 11% last week.

Tuesday opened quieter. Dow futures were up 0.15% while Nasdaq 100 futures were down 0.29%. Earnings own the day. GM, GE Aerospace, RTX, 3M and Northrop Grumman reported before the open, and Netflix follows later. Housing barely rates a mention in that lineup, which is part of the problem.

A Message From Our Partner
Juan Valdez retail lineup
Same 11-ounce bag of coffee, priced at both ends. Almost every company in this business owns one end or the other. Green Coffee Company owns nearly the whole middle, and it publishes the math.
Picked cherry $2.03. Wet mill $2.63. Dry mill $3.23. Roasted by a partner $4.41. Distributed $6.30. Packaged as Juan Valdez $8.40. On a Target shelf $13.99.
Behind those numbers: 45 farms in Colombia, more than 10,000 acres, over 10 million trees, the largest milling capacity in the country, and a harvest projected at 5.1 million pounds this year against 2.3 million last. Coffee in more than 3,000 stores across 21 states. Revenue from $1 million in 2021 to $26 million in 2025.
Most of it still sells at the green coffee stage, and that is the point. The ladder above is available to climb, not already climbed.
$1.15 a share. $1,000.50 minimum, roughly 870 shares, no accreditation required. Private and illiquid, no secondary market, transfers need board approval, and the whole position can go to zero.

Why It Matters

The two halves of this release disagree. Starts fell short at 1.221 million. Permits came in at 1.400 million, roughly where the market expected them.

A permit costs a few thousand dollars and keeps a lot alive. A start commits a construction loan at today’s rate. Builders are buying optionality and refusing to buy concrete. That is what a 10-year above 5% does to a balance sheet. The NAHB index at 29 said the same thing a day earlier, in a survey rather than in spending.

What It Means for Your Money

If you are buying, the quote you get tracks the 10-year, not the Fed. The 30-year Treasury slipped about 6 basis points to 5.41% on Tuesday, which helps at the margin and no further.

If you hold builders, watch the incentive line before the order book. Price cuts and rate buy-downs come straight out of gross margin.

The Day Ahead

GM reported before the open with its full-year outlook in focus. GE Aerospace, RTX, 3M, Northrop Grumman and Halliburton came with it. Netflix follows later, trading near a 52-week low after cutting about 6% of staff and replacing its content chief. Meta and Tesla land Wednesday.

The Fed stays in blackout until October 29. This week’s read on the economy comes from company guidance rather than from officials. Permits say builders still want the option. Earnings will say whether anyone else does.

Two things are easy to conflate this week. One is the earnings number itself, which is backward looking. The other is what management says about financing costs, which is not. Builders already drew that line with their own money this morning. The companies reporting today borrow to build data centers, plants and fleets. They borrow at the same long end that just put a 7% mortgage in front of a first-time buyer. If the guidance starts naming interest expense, housing stops being a sector story and starts being the whole story.

Housing is the cleanest read on that question because it has no story to tell. There is no product cycle and no platform to point at. There is a rate, a payment and a decision. September says more buyers walked away from the payment. The single-family line inside the release matters more than the headline. Multifamily swings the total around and says less about the household. A permit number that holds up is not the same as demand that holds up.

Builders bought the option and skipped the concrete. The rest of the market has not made that choice yet.
